New Oil and Gas Inventory For Sale! This is well positioned for future pad development!
20.54+/- net mineral acres in Hillsgrove Township, Sullivan County, Pennsylvania. This acreage was leased with Chesapeake—now Expand Energy in 2025. This is an 18% gross lease with a 5 year primary term and 5 year extension with a bonus payment of $1,500 per acre.
Approximately 1.5 miles north of this acreage is the EQT ARO LLC—Mallory C Pad. The northern laterals turned in line in July 2025. The timeline on the southern laterals is unknown. Both EQT and Expand Energy have been leasing in this area!
Expand Energy, PA General Energy, Seneca Resources and Repsol have all seen impressive well results in this area.

New Inventory! Multi Shale Play Opportunity that is in the prime expansion area for both EQT and CNX!
For Sale: 62+/- unleased net mineral acres in North Huntington Township, Westmoreland County, Pennsylvania.
About 1.5 miles northeast of this opportunity is the CNX (formerly Apex)—Drakulic Well Site. According to the Area of Review plans, this acreage was slated for drilling from the Drakulic pad. Development at the Drakulic site has encountered some unnecessary challenges, primarily due to a prolonged appeal process initiated by an activist group aiming to halt all development. However, the Pennsylvania Environmental Hearing Board recently ruled in favor of the Department of Environmental Protection (PADEP), upholding their permit issuance and dismissing the challenges against PADEP’s review and approvals, as well as the proposed operations.
In summary, CNX has allowed the original Drakulic permits to expire and intends to restart the process at this site, although the timing remains uncertain.
If CNX doesn’t act quickly, EQT might expand into this area. Check out the map for more details.
CNX and EQT are the primary drillers in this area.
In 2025, CNX acquired additional acreage from Apex Energy, while EQT acquired additional acreage from Olympus Energy in the same area.

11+/- unleased net mineral acres in Plum Boro, Allegheny County, Pennsylvania.
EQT, CNX and Range Resources are drilling impressive wells in this region!
About 12 miles east of this opportunity is the CNX Gaut 4IH well, which was drilled in 2014 and is one of the area's first deep, dry Utica wells.
CNX has recently turned in line the McCullough MAM16LHSU well to the north of the Gaut pad. This well is targeting the Point Pleasant formation and is currently averaging 38.31 MMcf/d.
In 2025, EQT acquired Olympus Energy assets in Westmoreland County. The wells near this opportunity are targeting both the Marcellus and Utica formations. The Porter 6U—Utica well is averaging 41.89 MMcf/d, while the Hermes 9M—Marcellus well is averaging 21.74 MMcf/d.
EQT and Range Resources also have drilling positions on the opposite side of the Allegheny River.
