I love working with first time homebuyers. I think my style of communication (lots of it and very education-based) is especially well suited for them.

In my buyer consult I always advise what drives home values and what my buyers need to rank in terms of what matters most to them between these 3 factors:
👉location
👉size
👉condition
So once you have your pre approval in hand - aka your budget - you have to understand that you will have to rank and compromise those 3 factors.
If you want the best neighborhood you’ll have to be more flexible on condition and size.
If you want a turnkey, move-in ready home in great condition, you’ll have to be more flexible on size and location.
I find that when buyers wrap their head around that it helps them get clarity on what matters most and reduces frustration while home shopping.
The 3 Ps are Prep, Pics, Price. If you get each one right you’re doing right by your Seller clients.
We are no longer in the market where a popsicle stick with a napkin that says FOR SALE on the lawn will get you 10 offers.
Homes that get multiple offers in TODAY’S market have been properly prepped for the market and the buyers.

Message to my younger self ❤️💥🏡
The prep work that you do as a Realtor before you put a property on the market is paramount to how smooth things will be for your sellers once you list, handle negotiations, and go through Escrow.
Far too many agents don’t do thorough paperwork prep and then scramble to get all the paperwork done when they’re in escrow, which gives so much more power back to the buyers instead of their client.
Keep your Seller clients in the position of power by doing high level, top notch prep work.
Hold their hands through it too because you’ve seen it a million times, but they haven’t.
They will have a better experience and walk away with more money when you do your prep work thoroughly.
Then they’re happy, and when they’re happy, they will send you referrals, and your business will thrive. And all that hard-working, honest energy you’ve given will come back to you multiple times over.

Realtors, I love you, but we need to maximize the results for our clients, the sellers, so making yourself available in all forms of communication is key, and letting other agents highlight the property on social media is a good thing.
Not calling anyone out here, just a PSA reminder that our job is to sell the home, and especially in this market, every detail of reaching buyers counts.

Realtors: Managing your stress matters a LOT. Get your systems super tight and you can make this career work smoothly and enjoy it to be the amazing career it can be when it’s operating on all cylinders.
Get it wrong, and…?? Well I’ve been there before too, and it’s ugly. This career can become very imbalanced and go sideways on you very quickly.
Get good systems. Use them. And make your business work like a well-oiled machine
