“What upgrades add the most cost?”

Not all upgrades impact the budget equally.

Some of the selections that tend to move pricing the fastest are:
✔️ Cabinetry + built-ins
✔️ Window upgrades + large window walls
✔️ Kitchens + appliance packages
✔️ Tile showers + specialty tile work
✔️ Exterior materials (stone, metal roofing, specialty siding)
✔️ Ceiling details, beams, and custom trim work
✔️ Larger garages + expanded square footage

That doesn’t mean you shouldn’t choose those features — it just means they’re important areas to prioritize intentionally during planning.

One of the biggest parts of our job is helping homeowners understand where their investment is going and which selections will have the biggest impact on both budget and overall feel of the home.

Every home is different, and every homeowner prioritizes different things — which is exactly why custom building is so personal.

“Can we build now and finish the basement later?”

Absolutely — and many homeowners do.

Finishing a basement later can be a great way to spread out the investment while still building the main living spaces you need today.

That said, there are a few important things to think through upfront:
✔️ Future bathroom locations
✔️ Wet bar/plumbing rough-ins
✔️ HVAC sizing
✔️ Electrical planning
✔️ Window placement + egress requirements
✔️ Stair layouts and storage needs

Planning ahead during the initial build helps make the future basement finish smoother, more cost effective, and feel fully integrated with the rest of the home.

We often help homeowners create a long-term plan from the beginning — even if some spaces won’t be finished until later on.

“What costs more: a rambler or a two-story?”

There’s no one-size-fits-all answer in custom home building, but in many cases, ramblers cost more per square foot to build.

Why?
Because they typically require:
✔️ A larger foundation
✔️ More concrete
✔️ More roof area
✔️ A larger footprint overall

Two-story homes can often be more cost efficient per square foot because they stack living space vertically instead of spreading it out horizontally.

That said — every lot, floor plan, finish package, and design choice impacts the final budget. That’s why we build budgets around your home instead of relying on generic square foot pricing.

“What’s your average cost per square foot?”

This is one of the most common questions we get — and honestly, it’s also one of the hardest to answer accurately for a fully custom home.

Not all square footage costs the same to build.

A slab-on-grade home, a rambler, and a two-story with an unfinished basement can all have completely different costs per square foot. Add in differences in lots, window packages, cabinetry, ceiling details, kitchens, bathrooms, site work, and finish selections, and the range can vary significantly.

That’s why we prefer to start with:
✔️ Your lot
✔️ Your floor plan goals
✔️ Your style/preferences
✔️ Your overall investment range

From there, we can help build a realistic budget that’s tailored specifically to your home — not just a generic square foot number.

Our next projects to update are these two beautiful homes located in Independence and Rogers!

Both homes are really starting to take shape as we wrap up framing and move into electrical and plumbing rough-ins.

Fun fact about these two projects… both will feature some incredible extended living spaces. One home includes a fully finished garage space that is designed as a true extension of the home (complete with AC)! The other will soon be starting on an amazing pool house.
