This weekend we are updating a colonial home built in 1928. The electrical panel looks updated. However much of the original wiring still exists this calls for a re-wire of the original structure. Also we are adding grounds to the circuit breaker panel and exterior meter. This is what we do before we put a home on the market.

 This deck is over 30 years old. It needed some boards replaced, a good power washing with wood cleaner/brightener, and after five days of drying time we applied what we believe is one of the best products on the market Rymar wood stain sealer. It is oil based semi transparent with high solids. It last longer than most products on the market. It’s available at Sherwin-Williams stores special order.

Here is the finished product. 1885 stained glass windows never looked so good. Thank you to Fredrick Stained Glass on Pulaski for the amazing job restoring these stained glass windows.

Old boarded up window wells in basements can be a problem with security, insulation and pests. We don’t board them up… we brick them up!

We repair old stone foundations and seal with a breathable moisture barrier like dry lock!

When the furnace need to be replaced in an 1880’s vintage building the easy way is to just swap with a new 80-20 efficiency furnace.

However, Bakle Properties LLC doesn’t believe the most economical is always the right decision. We definitely wanted a quiet furnace so it had to be high efficiency and a premium model. If you know HVAC that means a whole list of additional work including plumbing inside existing walls and outside ceiling to roof. Adding central air required more plumbing and electrical work.

The apartments heating bill will now be cut in half, and tenants experiencing a more even temperature throughout without hearing a loud noise from blower motor and/or gas burners in the dining room closet!
