And might I also suggest: Consider having a pre-listing home inspection completed. Allow me to find the problems that may come up on your potential buyer's home inspection, so you may address them in advance. This works much better than facing repairs last-minute and having buyers seek to further reduce their offer price. Less surprises=Smoother, higher yielding transaction for all parties.
