📈 Local Market Snapshot (Realcomp – November 2025):
Inventory is up more than 13% year-over-year, reaching the highest November level in 5 years. That means more choices, less pressure, and better negotiating power for buyers right now.
🇺🇸 National Real Estate Update (NAR):
• Existing-home sales increased 1.2% month-over-month to an annual pace of 4.10 million homes
• Sales rose in the Midwest and South, held steady in the Northeast, and dipped slightly in the West
• Year-over-year sales are up 1.7% nationally
📦 Inventory & Pricing Trends:
• Inventory: 1.52 million homes nationwide
• Supply: 4.4 months (higher than this time last year)
• Median home price: $415,200 (+2.1% YOY)
• Prices have now increased for 28 consecutive months
