One of the biggest surprises for many homebuyers isn’t the down payment—it’s the closing costs. And in today’s market, there’s one more cost buyers need to be prepared for.
Closing costs are the fees and expenses required to finalize your home purchase and are typically due at closing.
📋 Common Closing Costs Include:
✅ Loan Origination Fees
Charged by the lender for processing your mortgage loan.
✅ Appraisal Fee
Required to determine the home’s current market value.
✅ Home Inspection Fee
Helps identify potential issues before you buy.
✅ Credit Report Fee

🤝 Don’t Forget — Buyer’s Agent Compensation
As of August 2024, new rules require buyers to have a signed Buyer Representation Agreement before touring homes. If the seller does not offer to cover your buyer’s agent compensation, that cost becomes YOUR responsibility — on top of your down payment and closing costs.
Buyer’s agent compensation is negotiable, but typically ranges between 2% - 3% of the purchase price.
