There seems to be some confusion on what the proposed elimination of property taxes that Governor DeSantis is including on the November 2026 ballot, which is our next election, including whether homes with mortgages will be included.. so here is clarification…
Governor DeSantis' 2026 proposal is a multi-step plan that includes a short-term $1,000 rebate on homestead properties, with the ultimate goal of eliminating property taxes through a constitutional amendment. While the specific details of the amendment are still being developed, it will likely include provisions for homesteaded properties with mortgages. The proposal is intended to address long-term property tax relief, with the first step being the $1,000 rebate, which is not permanent and would be issued in December 2025, before the 2026 ballot measure.
The immediate step: A one-time $1,000 homestead property tax rebate would be issued in December 2025 to over 5.1 million homesteaded properties, regardless of mortgage status.
The long-term goal: A constitutional amendment will be on the ballot in 2026, with the goal of eliminating property taxes through a long-term, permanent change.
The inclusion of mortgages: While the details of the 2026 ballot measure are still being finalized, the proposal is designed to provide long-term property tax relief for ALL homesteaded properties, which would include those with mortgages.
The proposed changes: The plan also includes doubling or tripling the current homestead exemption to double or triple the current $25,000 homestead property tax exemption.
