Plan ahead for your ski time this year at the major resorts. If you have a pass you can pretty much ski when and where you want, but if not you will need to put some thought and effort into it!

Salary need to purchase a median home in 50 different metropolitan areas. In the greater Denver metro, which encompasses 11 counties (typically including Boulder County), that would be $121,888 for a median priced home of $662,200.
Denver was ranked #8 on the list of 50 areas. Highest on the list is San Jose at $330,758 for a $1.875M home, while lowest on the list is Pittsburgh at $42,858 for a home that costs less than 1/10th of that at $185,700.

As reported by the Denver Business Journal "Denver area rent has increased by 12.6% from this time last year, according to a new report from the Apartment Association of Metro Denver and residential rent now costs $2.20 per square foot. Rent has gone up by 5.3% from the first quarter of 2022 to now, with an average rental in the Denver metro area costing $1,860."
The report goes on to mention that vacancy rates in Denver are well below the national average of 5.8%, at 4.7%, which is an increase over the same period last year when vacancies were at a low of 3.7%.
Average rents in Boulder are even higher at $2,055, with even lower vacancies at 3.2%.
There are 50 new communities under construction right now, that will bring another 70k apartments to market, however that's not enough to meet the consistent demand.

Where to go in Colorado? Our personal favorite is on this list - Little Man Ice Cream. Literally anything there is good, but the non-dairy flavors are particularly exceptional, so even people with food sensitivities can partake.
There's almost always a line, but if you go in the evening there is often live music and dancing. Friday night date night = planned! And YUM.
Don't want to drive all the way to Denver for this treat? You CAN get a few flavors in Boulder at Avanti F&B, a collective eatery at the Lost City coffee purveyor on the first floor. It's better than not getting Little Man at all!

Denver is #8 highest on the list of 50 major metropolitan areas for income needed to afford to purchase a median priced home. To afford the $662,200 median priced home in the Denver metro you've got to have an income of $121,888. Wow!

The Denver metro comes it at #34 on a recent Redfin list of 98 metro areas at risk for a real estate downturn, with a score of 53.84%. Colorado Springs was #35 with a score of 53.71%.
"Popular migration destinations where home prices soared during the pandemic–including Boise, ID, Phoenix and Tampa, FL–are most likely to see the effects of a housing downturn amplified and home prices decline year over year if the economy goes into a recession, a scenario that some economists believe looks likely as inflation persists and stock markets stumble. Homeowners in those areas who are considering selling may want to list their homes soon to avoid potential price declines."
