What has the biggest impact on property values in a condominium or HOA community?

It's not just the real estate market.

The condition of your community, reserve funding, maintenance planning, financial stability, and overall resident experience all play a major role in protecting property values.

Communities that take a proactive approach to management often experience:

✔ Better-maintained common areas
✔ Fewer costly emergencies
✔ Stronger reserve funds
✔ Higher resident satisfaction
✔ Greater buyer confidence

The result is a healthier, more attractive community and stronger long-term property values for owners.

Many condominium associations and HOAs focus on finding the lowest management fee, but that can be a costly mistake.

Poor property management can lead to:

• Expensive emergency repairs
• Deferred maintenance issues
• Reserve fund shortages
• Rising insurance costs
• Vendor oversight problems
• Legal and compliance risks
• Lower resident satisfaction

The true cost of property management isn't what you pay each month, it's what poor management can cost your community over time.

Read our latest blog to learn how proactive management helps protect property values, reduce risk, and avoid costly surprises.

Most condominium and HOA boards believe that getting more insurance agents involved will automatically generate more insurance bids and better pricing.

Unfortunately, that's not usually how the insurance market works.

Many insurance carriers only provide one quote per risk. Once a broker approaches a carrier, that market is often blocked from other brokers. The result? More agents can actually mean fewer available options.

The goal shouldn't be collecting more business cards; it should be ensuring your insurance program is marketed effectively, evaluated properly, and compared based on coverage, exclusions, carrier strength, deductibles, and claims handling, not just price.

"We need three insurance bids."

It's one of the most common requests condominium and HOA boards make—but more insurance agents doesn't always mean more insurance options.

Because of a process called market blocking, multiple brokers often end up competing for access to the same insurance carriers. In many cases, this can actually limit the number of meaningful proposals available to your association.

The key is working with an experienced broker who can access a broad range of qualified insurance markets and help your board evaluate coverage, pricing, and risk appropriately.

Read our latest article to learn why more agents doesn't always mean more competition in the insurance marketplace.
