Genuine question: can your algorithm tell you which street floods after heavy rain? Which neighborhood is actually up and coming versus which one has been "up and coming" for twelve years?
Can it tell when a seller is bluffing?
AI is genuinely impressive. I use it. I'm not scared of it.
But there's a version of this job that's about data — and then there's the version that's about knowing that the house you almost didn't tour was the one you ended up crying happy tears in on closing day.

Someone sent me another "housing crash" article this week and asked if they should wait.

Most agents will tell you whatever it takes to get the listing signed.
I've walked away from listings because the price wasn't right. I've had the uncomfortable conversation about the photos. I've told sellers an offer wasn't good enough even when taking it would have been easier for everyone.
That's not me being difficult. That's me being on your side.

I don't share market updates unless I think they actually matter.
This one matters.
Inventory is up 20% nationally. Monthly payments are projected to drop for the first time since 2020. A single rate drop could bring over 5 million new buyers into the market. And somehow — a brand new home is now cheaper than a resale.
The last two years were hard for a lot of buyers and sellers. The conditions just shifted.
Not perfectly. But meaningfully enough that waiting has a new cost attached to it.

At some point it stops being “one more update”
