Curious about how inventory affects home prices?

Historically, a 6-month supply of homes for sale is needed for a normal or neutral market. That level ensures there are enough homes available for active buyers.⁠

The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows the inventory of houses for sale sits at a 2.4-month supply. ⁠

This is well below a neutral market.⁠

The median sales price for homes dropped a slight .2% from September last month to $533,950 in October here in ADA County.

We’ve been seeing a slight shift in our market. While many homes still sold for record highs in the last few months, the month-over-month prices have flattened and properties aren’t flying off the market as quick as they were over Summer. We’ll see how this trend continues through Winter, but it looks like a great time to buy before the next spike! Information from
