🏡 South Florida Real Estate Market – March 2025 Snapshot 📊
Market conditions are shifting across Broward, Miami-Dade, and Palm Beach Counties, with notable trends:
🔹 Inventory is surging across all counties and property types — up 28% to over 43% year-over-year — giving buyers more options and increasing months of supply significantly.
🔹 Median home prices are mixed:
Broward SFH: +4.6% ⬆
Miami-Dade SFH: +3.1% ⬆
Palm Beach SFH: -2.3% ⬇
Condos/townhouses mostly declined in price across the board.
🔹 Sales are slowing down, especially in the condo/townhouse segment, with double-digit drops in Broward and moderate declines in Miami-Dade and Palm Beach.
🔹 Homes are taking longer to sell — median days to contract increased in all counties, indicating a cooling market.
📌 Takeaway: The market is rebalancing, with rising inventory, longer selling times, and more leverage for buyers — especially in the condo segment.
