Thinking about buying a home in Florida? There’s a deadline you don’t want to miss — December 31, 2026.
This November, Florida voters will decide Amendment 3, a proposal that could dramatically boost the homestead exemption for non school property taxes — jumping to $150,000 in 2027 and $250,000 in 2028.
Here’s the key for future Florida buyers: To potentially receive the expanded exemption starting in 2027, you must be a Florida resident by December 31, 2026 and qualify for homestead exemption. Move after that date? You can still receive the current exemption — but the expanded benefit may not apply until your 5th year of homestead exemption.
