UNDER CONTRACT? DON’T DO THESE 7 THINGS BEFORE CLOSING.

1️⃣ Applying for new financing
2️⃣ Missing a payment
3️⃣ Closing a credit account
4️⃣ Making a large purchase
5️⃣ Cosigning for someone
6️⃣ Starting a new credit dispute
7️⃣ Moving balances in a way that changes the credit picture

Here’s the important part: not every financial change will jeopardize your loan. But something that seems completely harmless to you could change your credit score, monthly obligations, cash needed to close, or qualification.

My rule for buyers? When in doubt, call me first.

Getting pre-approved can make a condo search feel straightforward. Then the building itself enters the conversation!!

With a condo, we aren't only qualifying the buyer, we also need to evaluate the condominium project.

SOME OF THE AREAS THAT CAN AFFECT FINANCING INCLUDE:
Insurance
- The association's master insurance coverage may need to meet the requirements of the loan program. If coverage is insufficient, the association may be able to work with its insurance agent to update coverage or provide additional documentation.

HOA finances & assessments
- The project's financial condition, delinquent HOA dues, reserves, and special assessments can matter. A special assessment isn't necessarily an automatic deal-breaker, we need to understand why it exists, how it's being funded, and what work it relates to.

Litigation
- Pending litigation involving the association can require additional review. The important questions are what the lawsuit involves, the potential financial exposure to the association, and whether insurance is expected to cover it.

Building condition
- Critical repairs, significant deferred maintenance, structural concerns, or certain evacuation orders can affect eligibility. Sometimes the answer is obtaining documentation showing repairs have been completed or that the issue doesn't rise to the level that makes the project ineligible.

Loan-program eligibility
- A condo that works for one financing program may not necessarily work for another. That's why checking the project early can save a buyer a lot of frustration.

HOW CAN YOU CHECK A CONDO BEFORE FALLING IN LOVE WITH IT? BEFORE YOU FALL IN LOVE WITH THE CONDO, SEND ME THE ADDRESS.

BEFORE YOU SEND YOUR EARNEST MONEY DEPOSIT…

A simple deposit can create a not-so-simple mortgage paper trail if the funds aren’t handled correctly.

Keep it clean from the start:

1️⃣ Pay the deposit from an account that can be documented.
2️⃣ Keep the receipt or transfer confirmation.
3️⃣ Save the canceled check, when applicable.
4️⃣ Before using money from someone else, talk to your mortgage professional FIRST.

Third-party funds may require additional documentation, so don’t wait until the deposit deadline to find out there’s more involved.

A quick conversation BEFORE you send the money can save a lot of scrambling later.

Buying a home from a family member can be a great opportunity... but don't assume it's as simple as "keeping it in the family."

A below-market sales price may create a gift of equity, but that doesn't automatically eliminate every down payment or closing cost requirement.

Every family transaction has moving parts that should be coordinated before a contract is signed, including:

✔️ The home's expected appraised value
✔️ The agreed-upon sales price
✔️ How the gift of equity will be documented
✔️ The mortgage program being used
✔️ The tax, legal, and financing strategy

I've seen family sales become much more complicated than they needed to be simply because the financing wasn't discussed early in the process.
