At the same time, pending sales dipped 1.3%—the lowest level since March. The median asking price nudged down by 0.1%, even though the median sale price is still up 1.8% over last year. Higher mortgage rates and ongoing economic uncertainty are definitely shaping these trends. With nearly two decades navigating market ups and downs as a realtor, investor, and property manager, I always keep a close eye on these numbers to help my clients make informed decisions—whether you’re considering buying, selling, or investing this season.

Three U.S. Housing Signals for September
September’s housing market offered a few noteworthy changes worth tracking. After eight months of yearly gains, pending home sales edged slightly negative, a shift I’ve seen coming as higher borrowing costs start to cool buyer enthusiasm. Contracts softened compared to last year, homes spent about 60 days on the market, and mortgage rates rose from around 6% in late Q1 to the high-6% range. For buyers, this environment brought some new advantages: the median list price slipped to $424,500, and about 20% of listings saw price cuts—plus, delistings declined while active inventory ticked up roughly 4%. Still, national inventory remains about 11% below typical pre-pandemic levels, highlighting the ongoing housing shortage just beneath the surface, even as some buyers hesitate. Right now, I’m keeping a close eye on seller delistings, evolving pricing strategies, and whether regional gaps continue to narrow as both buyers and sellers adapt to firmer borrowing costs. With nearly two decades navigating these shifts for clients, I know how to spot the subtle changes that can make all the difference in your move or investment.

If you're waiting to buy in South Florida, here's what the numbers are actually telling you this week. 👇

Mortgage rates just hit 6.76% — the highest in 14 months (Freddie Mac). Ouch, I know. But here's the flip side:

📊 Palm Beach County buyers are closing at ~96% of asking price this year (Realtor.com). That means negotiation room is REAL — sellers are dealing.

So how do you buy smart right now? Three moves:

1️⃣ Get pre-approved BEFORE you fall in love with a house. In this market, a pre-approval letter is your entry ticket.

2️⃣ Shop at least 3 lenders. Freddie Mac's own chief economist says comparing quotes can save you thousands. At 6.76%, every eighth of a point matters.

3️⃣ Ask for seller credits. With homes sitting longer, buyers are successfully negotiating rate buydowns and closing-cost credits. Don't leave money on the table.

And one more thing working in your favor: Miami-Dade insurance premiums dropped ~14% this year — that's real monthly savings.

Bottom line: higher rates hurt, but buyer leverage hasn't been this good in years. The buyers winning right now are the prepared ones.
