More Homes Hit the Market as Demand Cools
We’re now seeing an intriguing shift in US housing dynamics: for the four weeks ending August 23, new listings crept up 0.4% week-over-week, and total homes for sale increased 0.5%—the highest inventory since early Q2. Meanwhile, pending home sales dipped 1.1% (a six-month low), as many buyers remained on the sidelines with affordability front and center, even as national inventory improved.
The median sale price in the US edged up 1.9% year-over-year, now surpassing $400,000, while average mortgage rates hovered near 7%, close to a 13-month high. What does this mean for buyers and sellers? The combination of increased inventory with tempered demand is creating more negotiation power for active buyers—especially when it comes to price reductions or seller concessions in various markets.
As someone deeply involved in both the US and global real estate markets, I continually see that realistic pricing remains crucial for sellers aiming to attract today’s discerning buyers. Homes that have been on the market for several weeks are offering the best opportunities for negotiation.
