🏡 Housing Market Snapshot
We’re still seeing resistance in the market, but there are early signs of movement:
• Pending Home Sales rose 1.5% in March (after +2.5% in Feb)
• That typically translates into closed sales within 6–8 weeks
• Still trailing last year’s pace—so momentum is improving, not booming

📈 Mortgage Activity
Lower rates gave buyers a reason to step back in:
• Applications up 7.9% overall
• Purchase apps up 10.1%
• Refi activity up 5.8%

That said—rates have only pulled back about halfway from recent highs, and upward pressure may return this week.

👀 What to Watch This Week
• Fed meeting
• Q1 GDP
• Inflation data (PCE)
• Employment Cost Index

All of these will influence where rates head next.

Bottom line:
We’re seeing small but meaningful signs of life in the housing market—but volatility isn’t going anywhere just yet. Strategy matters more than ever.

Now translate that into housing.

Higher costs across the board are driving up construction expenses, which directly impacts new home pricing. And here’s what I’m seeing on the ground:
We’re not getting enough new builds in that $350K–$450K range… and inventory under $300K is becoming even more limited.

That creates a gap in the market—and opportunity for those who know how to navigate it.

Whether you’re buying or selling, strategy matters more than ever in this shifting environment. Positioning, timing, and understanding micro-markets will make the difference.

Finished LOTR a couple of nights ago. I knew it was a great book and was glad to carve out time for myself. Thankful to my wife and kids getting it for me a few years back. It took me a couple starts to finish but it’s done! Onto the next book. Educational and inspirational.
