A sweet family of three, who moved from the East Coast to start anew. After first landing in Dublin CA, and realizing it was too suburban, the hunt began for a family friendly neighborhood closer to the heart of the East Bay, with an easy work commute to SF and a balance of quaint, convenient and vibrant.
Berkeley was the first city explored and where we met at our team’s open house in Central Berkeley. Though this home wasn’t the right fit, it created a basis for what Berkeley and some of its surrounding cities’ values and competition are like.
While Albany, Kensington and El Cerrito were also top contenders, it was Alameda that started to feel the most like home. After weeks of gathering data and gaining clarity on what’s most important, the perfect home surfaced. Clients M & S began their search in Emeryville only 2 months ago. Keeping their son in Emeryville’s school system was a top priority, but the steep HOA fees commonly associated with Emeryville condos made this hard to pursue given their budget. It turned out that a simple inner-district transfer request would keep their son in school, and so off to Oakland we went.
We came across this bright studio, in a very sweet and friendly neighborhood, just footsteps from Lake Merritt. We got our offer (FHA financed) accepted over another very attractive offer, that by our market standards had less risky financing and a much higher down payment. Instilling trust and confidence in the listing agent that we had the right lender for the job and were willing to waive our inspection contingency (unlike the other offer), gave us the edge needed to get the home.
Three days prior to closing we got some great news that the FHA is lowering monthly mortgage insurance premiums, saving M&S $948/year = $28,440 over the life of the loan.
Where there’s a will, there’s a way! My clients were determined to start building equity for their dream home, to come. Here’s to their first building block!

Clients A+A were looking to buy their first home in Oakland. They got pre-approved in the late summer of 2021, but due to work travel, didn’t seriously start looking at homes until the summer of 2022.
Based on their lifestyle, work commute and size criteria, we focused mainly on: Dimond, Glenview, Redwood Heights, Upper Laurel and N. Oakland. We were just starting to see the effects of home prices lowering due to economic factors, however with inventory ramped up and many buyers determined to make a footprint, we were still faced with heavy competition. One home we offered on in Glenview received 15 offers and we were #3. The other home, in Richmond Annex (a surprise neighborhood we explored), received 19 offers, of which we were in the top 4.
A couple months later, in October, we began to see opportunities surface in a neighborhood we hadn’t previously considered as much due to budget - Haddon Hill, by lake Merritt, which happens to be exactly where they wanted to be all along. This beautiful craftsman home wasn’t getting the attention it deserved and so the price was dropped (1.125M to 995k) to try and build more interest. With this came a new offer deadline, but instead of waiting we decided to be aggressive and submit a strong preemptive offer, along with an endearing personal letter, both of which was enough to seal the deal!
