A recent Michigan State University graduate, Sydney earned her bachelor’s degree in Urban & Regional Planning with a minor in Business and brings a strong foundation in commercial real estate. During her time with NAI Wisinski of West Michigan, she gained hands-on experience in research, marketing, and investment analysis that she’s excited to bring to the Central Oregon market.

💻️ The rapid expansion of artificial intelligence infrastructure is providing a welcome tailwind for West Coast port markets that have spent the past several years navigating tariff-related trade disruptions and an unprecedented wave of industrial development.
🏭️AI-related imports are up roughly 80% since 2019.
🏭️Los Angeles/Long Beach handle nearly 40% of those imports.
🏭️Tacoma is also identified as a major gateway.
However, while AI-related imports are supporting pockets of demand, they have not been sufficient to fully absorb the substantial amount of logistics space delivered since 2020. As a result, many port-centric industrial markets continue to experience elevated availability rates despite improving leasing fundamentals.
🏭️Even with strong AI cargo growth, availability near Los Angeles remains around 18%.
🏭️Most port markets remain well above the 8-10% availability rate generally considered balanced.
