Found some damage during this inspection, but this is actually one of the better-case scenarios. 👀🏠

The good news is the issue appears repairable without getting too invasive or turning into a major project.

Not every roofing issue needs a full replacement, and this is where proper diagnostics and the consulting side of roofing really matter. Sometimes a targeted repair and a good plan forward is the smarter move. 🔍🔨

This TPO roof is turning into a tough one.

We attempted to clean the grease contamination per manufacturer recommendation, but it’s not coming off like we hoped. As some of it was removed, it became apparent that parts of it may have etched into the membrane.

We’re rinsing off the remaining product application and getting the TPO manufacturer involved to see if there are any other options before talking replacement of this section.

Not every leak around a chimney means the entire roof is failing.

We were called out for a diagnostic inspection around this chimney and did find a small issue at the bottom flashing where a nail needed to be addressed. But we also found the chimney itself needs some routine maintenance and servicing as well.

That’s the part a lot of property owners don’t realize. Homes require maintenance over time. Roofing, masonry, sealants, flashing, siding, windows… all of it works together as a system. Sometimes the problem is the roof. Sometimes it’s not.

The goal is finding the actual source instead of guessing. 🔍🏠

This is why proper diagnostics matter before throwing money at unnecessary repairs or replacements.

This is the same TPO roof from the earlier video where we mentioned it appeared the grease may have blown out of the stack area. 😳

I wanted to show the property owner the extent of it before we begin the cleaning process. It’s honestly hard to explain just how much grease ended up across this roof until you physically see it.

We were originally called us out for a leak investigation, but with this level of contamination, it’s going to be difficult to properly evaluate the roof system until the affected areas are cleaned and exposed.

This is the kind of stuff you run into on commercial roofs that most people never get to see from ground level. There’s usually a bigger story behind the leak.

Client called us out for what they thought was a roof leak. After a full diagnostic inspection, it became pretty clear the water intrusion was likely coming from the wall system around the windows and exposed nail penetrations — not the roof itself. 👀

One of the biggest misconceptions in roofing is that if water is showing up on the ceiling, the roof must be leaking. Sometimes the problem is the siding, windows, flashing, wall penetrations, or other building components allowing water in.

This applies to both residential and commercial properties. Proper diagnostics matter because the goal is to find the actual source of the problem, not just guess at it. 🏠🏢🔍

This one appears to be coming from a roof vent top that was left open or possibly blown open by wind. Sometimes the source is obvious. Sometimes it takes a closer look. Either way, proper inspection matters. 🔍🏢

Gave him this hat when we wrapped up his roof over a year ago…
