Next time someone asks me “How’s it hangin’?” I’m just going to send them this. 👍🏼~

P.S. - This was on brand new construction, and why it’s always a good idea to hire a licensed, certified, and qualified home inspector! Call, text, or DM to schedule an appointment. We’d be happy to help :)

I could give you ten good reasons why I’m glad I went to work today. 🕵🏼‍♂️

Only fitting to do a night time Verbal Consultation on Halloween! 🎃
That’s why we use good flashlights! The crawl space and attic were just as dark as usual 🙃

2006 - When the Dodge Caliber made front page of the “Wheels” section. 😂 The crawl space never forgets!

Always fun when you get to board a ferry and head to the San Juan’s for a work trip. Roach and Friday Harbor first timer! I’ll be back :)

Decided to try my hand at foundation work today. The cedar shim was added to the gap between the log and beam. Went pretty well despite using a 2 1/2 ton car jack 😂👍🏼

Today’s adventure...mini land slide at new construction home. The broken perimeter drain pipe wasn’t helping.

This one is a shout-out to all the new home builders and contractors out there...PLEASE stop installing downspouts that stop short and drain onto roof surfaces below. It’s a faulty design that only serves a cosmetic purpose. Do the home owner (and the home you built) a favor, run it to the lower gutter and paint it black, or brown, or whatever color the roof is if you’re worried about looks. It’s the functional homes that are worth the most money, not the prettiest. A pre-mature roof leak will only cost the home owner more money. This home was only one year old and there’s already green algae growing on the shingles.

Took a couple weekends but just finished wedding arbor 1.0 (sold that one so build another one better) wedding arbor 2.0 (2nd and 3rd pics, ready to bolt together on site) and a new bed frame for our out of town guests 👍🏼
Feels good to get stuff done. @ Lake Stevens, Washington

Have you ever checked your water pressure?
~
~
General safe water pressures are between 40-80 PSI but most plumbers recommend 45-65 PSI. Anything under 40 psi and the tenant may not have enough pressure at the shower head while running a dishwasher and laundry washing machine. Anything over 80 psi and you risk water leaks by bursting pipe fittings or seals, as well as voiding warranties on home appliances.
~
~
One of the best ways to solve an over pressurized plumbing system is to have a Pressure Reducing Valve (PRV) installed at your main water service line. This will help to maintain the main water pressure coming into your house and can typically be adjusted +/- 50 PSI. If your house is newer, it may have a PRV already installed and just needs adjusted.
~
~
If your plumbing system is under pressured, you can have a pressure boosting system installed, however it’s a little more costly and labor intensive.
~
~
Testing the pressure can be done by any homeowner with a simple PSI gauge with 3/4” hose bib attachment. However, if plumbing work is needed I always recommend seeking out a licensed and qualified plumber to repair/replace and upgrade plumbing components to modern standards.
