Mortgage rates are down a full percentage point since last year.
That recent drop doesn’t sound dramatic, until you realize how much it can already save you on the typical $400k loan.
Compared to buying in January of last year, that saves you more than $330 a month and almost $120k over the life of your loan.
That’s the difference just one year makes.
If buying didn’t work for you last year, let’s re-run the numbers and see if 2026 could finally be your year.

Wondering what 2026 has in store for the housing market? Here’s a quick snapshot of what the experts are saying.
Mortgage rates are going to stay in the low 6s.
There will be more homes to choose from.
And price growth is going to slow down.
That combination will help affordability improve even more this year, but it’s going to look different market to market.

A lot of people are wondering what 2026 actually has in store for the housing market.
And most of the questions come down to the same things: mortgage rates, home prices, and whether affordability is finally improving.
I’ve been tracking the latest forecasts and data closely, and there are some important shifts taking shape this year. What they mean depends on where you live and what your plans are.
If you want a clear read on what this looks like in our local market, send me a DM. And if you’ve got a specific question, drop it in the comments. I’m happy to break it down.

Your house didn’t sell, and your listing expired. Now what?
You could stick with the same agent and hope for better luck. Or, you could make what data shows is the smarter move.
Over half of homeowners who switched agents after their listing expired sold their home when they put it back on the market. That stat drops to just 36% if you re-list with the same agent.
You deserve better odds than that.
You don’t need to start over or give up – you just need a better plan. And an agent who knows how to execute it.
Same house. Different strategy. Better results.
Let’s talk about what you liked about your first experience and what didn’t go so well. With a few strategic tweaks (and a fresh perspective), we can turn things around and get your move back on track.
DM me and I’ll tell you the 4 things I’ll do differently for your home.

You may not want to put your moving plans into hibernation mode this winter, because the savings this time of year are real.
LendingTree found January buyers paid about $23k less than May buyers for the same size home.
And that’s largely because the price per square foot drops off in the winter due to less buyer competition.
That’s only one of the perks of buying now versus waiting until the busier spring season.
Curious what acting now could save you in our market? Let’s talk.

Your next home doesn’t need to check every box on your wish list. It just needs to check the right ones.
Even though affordability is improving, it’s still tight for many buyers. And the people who are moving right now are realizing one thing can make the process a whole lot easier: a flexible wish list.
Cotality found 70% of buyers ended up compromising on one or more wish list item.
And for those buyers, that simple shift opened up more homes that fit both their needs and their budget.
When’s the last time you took a look at your wish list and sorted it into what's truly a must-have and what's a nice perk?
If you want help or want an expert’s insights on what to prioritize in our local market, DM me.
A little flexibility can open up a lot more opportunity.

Selling during the winter might not get the same buzz as the spring, but it quietly gives sellers an edge most people don’t know about.
History shows the number of homes for sale usually dips this time of year. And that means one big thing for you: less competition from other sellers.
Fewer homes available = more eyes on yours.
If you’ve been considering a move, listing before the spring surge could put your house in a much better position.
Curious what selling this winter could look like? Send me a message and let’s talk it through.
