I've been in 7 million elevator shaft style townhomes this year, my ass is rock hard from climbing stairs - 4 story straight up this, narrow rooftop deck that, most rooms are about a foot wider than my arms can fully extend. 1 assigned parking spot big enough for 1/2 a Prius that required an 11 point turn to get in and out of. This house tho was like a shining beacon of light for my buyer and I, we just kinda walked around the unit going "wait, what the hell is happening, why is this waaaay better than the 52 others in this price range that we toured over the last month". The place was just sitting there waiting for him like "I am everything you never knew you wanted or thought you might care about but what the hell took you so long to find me, submit an offer, today, right now..."

This went like this:

Hi, I'm John Olcese - good to meet you sir

Hi John, I'm buying this house for my kids

Well damn, what a nice guy you are, lets go take a look...have you been home shopping for long?

Not too long but this is the best house I've seen so far

Oh...so you've got an agent already?

Sort of, I reach out to my agent but he never calls me back so I'd just as soon as work with you anyway - you picked up the phone, and you're here right now. Will they take all cash?

Couple days ago I had a 1 and done. This was more like a 27 and done...or was it 26. Honestly after a while they all looked the same until, this one didn't. Huge kitchen, high ceilings, floor to ceiling windows, massive rooftop deck - check, check, check and check. One of those "you'll know it when you see it" kinda home searches - congrats my friend!

:/ Ever have those dream clients that you love helping but then you're sorta sad it didn't take longer to find them a home because they're super nice people and you all have a good time touring together and you're excited for them that you helped them find exactly what they wanted but secretly bummed that since you're good at your job and now that the transaction is closed you're not going to talk to them as much unless you have a stalker level follow-up plan in place...? Ya, that's what these guys are :/

Oh no!! It's August 17th, the NAR ruling is in effect, RE agents everywhere "the sky is falling, what are we going to do???"

Uh...show houses, write up contracts and go Pending...duh

If you love a house, let it go - if it's meant to be it'll come back to you...hahaha. Uh, no - that's typically horrible advice. If the house is priced right in a great location, it's gonna dump you flat on your ass and move on to the next sugar daddy. But if that house is surrounded by similar inventory and buyers have options in price point and location, it may come crawling back to you!

My buyer saw this Buchan resale when it came on the market, then again the next weekend, the next weekend and the weekend after that, just kept circling back - this is where her heart was. A dozen counter offers spread out over a week's time and here we are...I'm so happy for her :D

Well damn, that was quick! I don't get a ton of all cash buyers but ya, I could get used to that :D

Anyone who knows me, knows I dig Everett. Ya I know what you're thinking 🧟‍♂️ 🧛🧟‍♀️ I used to feel that way too. But, this place is starting to pop. Opportunities abound in the area with lower price points, amazing lots, homes to flip, Cascade views, a beautiful waterfront marina, parks, breweries, new restaurants and the city has been pumping money into the infrastructure and revitalizing the downtown...tick-tock my friends

This kid is a crack-up. Yes he's a kid, just turned 27, some software guru with an infectious personality - I just love hanging out with him. Good thing too cause this new construction home in Redmond won't be done for 6 months so we'll get plenty of chances!

We saw 657,895 houses in a month period and of course ended up picking one of the first ones we toured, lol. When it all breaks down with time spent, I probably could have earned more $ working part time at McDonalds

I noticed during our walk-through the other day, at some point he started talking to his new home, I didn't get the name but he was calling it a "she", giving hugs to the walls and he just never stopped smiling the entire time.

I'm on my way right now to hand him the keys and thank him for allowing me to be a part of his first time home buying experience. Special moment for him and I'm forever grateful - love what I do :D
