The Anatomy of a Deck Failure (And How to Avoid It) 🛠️👇

The first image shows the ideal blueprint: a Safe Ledger Board Attachment. When a deck connects to a home, it requires a precise combination of structural integrity and moisture protection:
🔹 Structural-Grade Fasteners: Staggered through-bolts or heavy-duty lag screws biting into a solid house rim joist (never just brick or veneer).
🔹 Watertight Defenses: Proper Z-flashing and a waterproof membrane to shed water away from the structure.
🔹 Lateral Load Connectors: Tying the deck directly into the house floor joists to prevent the deck from pulling away horizontally.

This is a textbook example of complete structural and moisture management failure. Because the ledger area lacked proper flashing and water-shedding mechanisms, moisture became trapped against the house.
The Results of Getting It Wrong:
1️⃣ Severe Wood Rot & Framing Failure: Water completely compromised the house rim joist and the surrounding framing beneath the sliding door. The wood has literally disintegrated, leaving zero structural integrity.
2️⃣ Total Support Collapse: With the ledger failing and the posts shifting drastically off-plumb, the entire deck structure has dropped and tilted, ripping away from the main building.
3️⃣ Safety Hazards Everywhere: The stairs are detached and collapsing, the handrails are completely out of alignment, and the entire platform is a major collapse risk.
Building things to code isn't just about passing an inspection—it's about ensuring a structure remains safe and standing for decades to come. A deck is an extension of your home's structural footprint; treat the ledger connection like the critical structural point it is!
