The craziest thing I’ve seen after 35+ years in real estate?
People waiving their inspection contingency.
The inspection contingency isn't just protection.
It's your last clear look at what you're actually buying.
In 2021, a lot of buyers waved them to win.
Some of those buyers found out later — deferred maintenance, foundation issues, aging electrical — what they bought at full price wasn't worth full price.
I’ve heard horror stories of people neglecting to move forward with an inspection and it costing them thousands of dollars that could’ve easily been avoided.
The market has changed quite a bit since then.
You don't have to choose between winning a home and protecting yourself.
Keep the inspection contingency.
Use a good inspector.
And remember:
a well-written offer can still be competitive without handing over your leverage on day one.

Real numbers. Beaverton, Oregon. Right now.
Median home price is hovering around $470,000–$490,000 — more accessible than most of Portland proper, and still in one of the most in-demand corridors in the metro.
Inventory is tight. Homes priced right are still moving in under 2 weeks in desirable pockets.
What that means for buyers: you need to be ready to move.
Pre-approval in hand, agent relationship established, wishlist narrowed.

I’ll be completely honest with you...
In 2026 – veterans SHOULD be skeptical about buying a home.
But it may not be for the reasons you're told.
Buyer broker fee changes. VASP program cut mid-process.
Lenders quoting terms that weren't accurate.
Realtors pointing buyers toward conventional because they don't understand VA.
The VA.gov comment sections tell the real story:
"Everyone is just trying to make money off me."
I've been working with veterans for over 35 years.
That's not a talking point. It's a track record.
You deserve someone who already knows the program, doesn't need you to explain your own benefit, and isn't adding confusion to an already confusing process.

Something a lot of buyers moving to Oregon don't realize until after closing:
Your property tax rate here is capped.
What’s that mean exactly?
Oregon's Measure 5 limits property taxes to 1.5% of real market value.
And under Measure 50, your assessed value can only increase by 3% per year — regardless of what happens to market value.
That means if you buy a home today and values spike 20% over the next three years, your tax bill barely moves.
For long-term homeowners?
This is one of the most underrated financial benefits of buying in Oregon.
It's also one reason I always compare assessed value to market value when walking buyers through a purchase; there are neighborhoods where this gap is significant.

Does staging your home before listing it really matter in 2026?
Here’s what I’ve seen countless times after helping thousands of families buy and sell homes.
I’ve seen homes staged beautifully.
The realtor shelled out anywhere from 1-3 thousand dollars.
Nice couches, chairs, tables, floral arrangements, even a stoked liquor shelf.
Anything to make it a little more elegant and lived in or any way to put the home in a light they ideally want to project.
The result?
Honestly... hard to say.
But what I can tell you for 100% certain?
Some people prefer the “blank canvas” sort of appeal.
This allows them to imagine the small quarks they’d like to implement.
Maybe open up a kitchen by tearing down a wall.
Installing a walk in shower.
Give the outside that nice Navy Blue color they’ve always wanted.
Whatever small quirks it is that will make that home truly theirs.
The bottom line is?
It honestly depends.
Based on location, home value, neighborhood, and quite a few other variables.
I’ve seen it many times where people can’t even tell if staging was a help.
And I’ve seen it where the house sat for months when staged beautifully.

A comment from a veteran on VA.gov stopped me cold:
"NO VETERAN SHOULD BE HOMELESS."
That's not hyperbole.
That's a man who watched his grandfather receive a home through the COE program.
Someone who is is watching today's veterans get priced out of the same promise.
With only about 22% of current listings affordable to veteran households, the zero-down benefit alone doesn't solve a $3,400 monthly payment.
But there are paths. Down payment assistance. Specific lenders. Specific loan structures.

The conversation nobody is having with first-time buyers right now:
Your rate on paper and your rate at closing can be two different numbers, if you don't lock it.
Rates can move in days.
Sometimes hours during volatile stretches.
If you're 45 days out from closing and haven't locked, you're gambling.
Most lenders offer a 30, 45, or 60-day lock. Some have float-down options if rates drop during that window.
Ask your lender specifically: "When does my lock expire, and what happens if we need to extend?"
The answer will tell you a lot about how prepared they are for the unexpected.

Ten years ago, people moved to Beaverton because they couldn't afford Portland.
Today, people choose Beaverton intentionally.
Better school ratings.
Shorter commutes to Nike, Intel, and the Sunset Corridor tech corridor.
More walkable pockets than most people expect.
And a downtown that's actually invested in itself.
The buyers I'm working with aren't settling for Beaverton…
they're prioritizing it.

Most veterans are losing thousands when buying a home...
