Hi friends! It's time to update my list of vendors! As you know I love to keep people on speed dial that I can count on for a job both well and quickly done. :) The things that are important to me are:
RELIABILITY: Do you show up when you say you'll show up?
QUICK TURNAROUND: Unfortunately in Real Estate we are almost ALWAYS up against the clock. I give as much notice as I can but I can't always give much if we are in a contract with a deadline looming.
WIDE VARIETY OF SKILLSETS: If you're good at a lot of handyman-type services, and a licensed contractor who likes small odds and ends jobs, and can take a job from start to finish! For most properties, the less people I need to call and coordinate with, the better.
I also need specific skillsets for the following trades:
*Painters with a fast turnaround and priced reasonably.
*Home cleaners that can work quickly and are priced reasonably.
*Pool Construction, inspection, repair, maintenance.
*Roof wash / power wash that is reasonably priced and protects plants/home openings.
*Flooring contractors that are reasonably priced, keep a reasonable amount of inventory (LVP and decent carpet) that can schedule quickly and keep a clean job site!
*Fencing contractors!
ALSO, if you specialize in home renovations/property flips and are interested in working with us when we come across properties that have potential to make a great flip - both to identify and coordinate your purchase and also list for you when the renovation is complete - I WOULD LOVE TO TALK TO YOU!

This house went FAST! This seller is an amazing friend of mine and a customer that I worked with for years and years when I did medical sales. It was SO fun being able to work with her again!! First day on market we got a GREAT offer from an amazing lady who served our country for years, and was finally ready to purchase a home. This home raised the sweetest family and holds so many precious memories. It was cared for meticulously and the transition to the new owner was so sweet. I am so thankful that I got to help with this transition!

A lot of people don't realize that the hardest sales in Residential Real Estate are Mobile Homes and Condos. The requirements to finance these two are getting harder and harder. This particular unit went through two failed purchase agreements before we found our 'winner'. It's tough making the call to your seller that we are going 'back on the market', but these sellers are also dear friends, and we have worked more transactions together than I can count. They did everything right, they always do :). And we finally made it to the closing table last week! It was so exciting! We kept the listing fresh with picture swap-outs, new information in the bullet points, and Shawn Gee helped me as always with a few different video marketing strategies. We also did some staging in this unit as well! Our hard work and cooperation paid off and I am so thankful!

This sale was so special....this sweet seller is the uncle of a dear friend/teacher that I met through the kids school several years ago. He introduced us in 2019, in hopes to prep his home for sale. Unfortunately the level of upkeep needed for this beautiful home had gotten to be too much for the seller. He decided that repairing, listing, and showing his home was just not something he would be able to physically do, the stress of it was more than the reward seemed to be. So, over the last 5 years, I've kept this house in mind, and if I had an investor looking for a renovation project, I would bring them by. This year, I was able to connect him with an amazing purchaser, a home renovator that not only I've personally worked with but I've also worked with a lot of their friends and family members, so I knew they were kind and honest. They were able to purchase for EXACTLY what my friend needed to be able to get out of his home and not keep any of the debt associated with it. He was ecstatic! The buyers even let him leave anything he needed to, they would handle the clean-up side so that my friend could walk away with a fresh start. It was the win-win we had been waiting for! I am SO excited for both of them and so thankful for God's awesome timing!

Forgive me for posting a few of these back to back but I am running behind and I love when these amazing stories pop up in my memories...they encourage me that the work that I am blessed to do is important, and encourages me and tons of other people!!
This home purchase was unique...a sweet friend of mind came to me asking about purchasing an investment property. We talked through what that looked like, interest rates, what he would need to put down, etc. The more we talked the more I felt like that wasn't what he needed to be focused on. I asked him what his situation was with where he lived currently. He said he owned the house but the house wasnt in his name. I could tell something wasn't as he thought it was. I asked if he had a lease in place, he said yes. I asked him to send it to me so I could take a look at it for him.
In looking at his lease, he was in a lease that actually had an option for a purchase, but the purchase had not transpired. He had been renting this house for about 7 years, thinking that it was 'his'.
The lease also stated that there was a portion of his monthly payment that would go toward his purchase - if he ever purchased.
After this discovery, we spoke with the owner, his landlord, who agreed that the right thing to do was let his tenant purchase the home with the terms that had been outlined in the lease. We set a purchase agreement in place, and my friend connected with a great local lender. The three of us did some math (LOL), and figured out what our purchase price should be based on the terms of the lease.
Long story short, my friend bought 'his' house. The lender ordered an appraisal, and when it came back we got the call...the house appraised for $110,000 ABOVE our contract price. I think this may be the most excited I've ever been, and I can tell you he was singing God's praises, so thankful that this series of events led us to look a little deeper into what is now his best investment...owning a house that he loves, and the ability to use his equity to now strategically purchase more real property. WHAT A WIN! I am just thrilled and thankful to be a part of this amazing victory!
