Did you know that fraudsters are impersonating absentee owners of real property (non-owner occupied/vacant land) to illegally sell real property? Sophisticated fraudsters are using the real property owner’s Social Security and driver’s license numbers in the transaction, as well as legitimate notary credentials, which may be applied without the notary’s knowledge. Some imposters are even changing the mailing address where the tax bill is sent PRIOR to selling the property out from the legitimate owner. Be on the lookout for red flags such as when a seller: 1) wants a quick sale; 2) wants a cash buyer; 3) the property is listed below market value; 4) is making excuses for note attending the signing 5) is difficult to reach via phone and only communicates by text and/or email 6) demands proceeds to be wired 7) wants to use their own notary 8) refuses or is unable to complete multi-factor authentication or identity verification.

Against initial obstacles, our client demonstrated unwavering determination in pursuing their dream of reaching homeownership.
