Seeking Property Maintenance & Grounds Steward
Bastrop / Cedar Creek Area

I am seeking a dependable, experienced individual or small company to provide lawn and grounds maintenance for a portfolio of residential, riverfront, Airbnb, commercial, and managed properties - immediately.

This is not a "mow, blow, and go" opportunity. I am looking for someone who takes pride in their work, communicates well, exercises good judgment, and serves as an extra set of eyes on the property.

The ideal candidate will:

* Have a history of strong work ethic and positive, patient and even temperament.
* Be reliable, accountable, flexible and solutions-oriented.
* Understand plants, landscaping, and property care.
* Occasionally, able to perform landscaping duties to rework flower beds with plants, underlayment and mulch.
* Sensitivity to wildlife, honeybees and Houston Toad environments.
* Recognize the difference between desirable plants and w**ds.
* Work carefully around irrigation, water hoses, trees, riverfront areas, and landscape features. For example, be able to move a stray piece of trash without shredding it, or a water hose.
* Notice and communicate maintenance concerns rather than simply working around them. for example, If there is a tree limb that has fallen, have the resourcefulness to communicate the issue (communicate) and then take care of removal, if able (resourceful).
* Be comfortable with varying property conditions, including hillsides, riverfront lots, and occasional overgrowth. For example, one riverfront property has steeper hillsides that need w**d eating, sucker plants, cutting about 3 times a year. A path to the river is needed more frequently with the regular mowing schedule.
* Take pride in leaving a property looking cared for and professionally maintained. Doesn't mind being held to a high standard because they hold themselves to one already.

Properties range from simple mow-and-edge residential and commercial lots to rural and riverfront properties requiring additional attention and detail. Scheduling varies based on weather, growth conditions, and property needs.

I believe in fair pricing based on the scope and complexity of each property. I am not looking for the cheapest service. I am looking for quality work, professionalism, communication, respectfulness, resourcefulness and a long-term working relationship.

As a real estate broker and property manager, I regularly refer trusted vendors to homeowners, landlords, investors, buyers, sellers, and fellow professionals. Strong performance and fair pricing can lead to additional properties and referral opportunities.

I am looking for a business partner in the broad sense of the word—not an employee, and not simply someone operating equipment. I value 1099 vendors who take pride in their work, communicate proactively, and view each property as an opportunity to build a long-term professional relationship.
