Rent or buy in Austin right now? Here’s how I actually break it down for the people who ask me this every week.

It comes down to timeline, not a flat yes or no. If you’re only planning to be somewhere a year or two, renting is the smarter move right now. Lower upfront cost, more flexibility, no reason to lock in.

But the math shifts the longer you plan on staying. Rent is money that’s gone the second you pay it. A mortgage payment is partly building equity for you in the background, even while you’re just living your life. And once you buy, that payment locks in. Rent doesn’t.

The biggest mistake I see? People wait years chasing the “perfect” rate and end up paying rent the whole time they’re waiting, which usually cancels out whatever they thought they’d save. The better question isn’t “is this the lowest rate I’ll ever see.” It’s “does this fit where I see myself in the next 5 to 10 years.”

One more thing worth saying: Austin isn’t one market. This whole equation can look completely different depending on the area you’re looking at, some neighborhoods make buying pencil out a lot sooner than others. So if you’re weighing this for a specific part of town, that’s a conversation worth having before you decide either way.

Renting isn’t throwing money away. Buying isn’t automatically the smarter move. It’s about your timeline, your discipline, and where your life is headed.

I had the privilege of meeting with my longtime friend, Amy Kolb, one of the top producers in San Antonio, along with her husband, Rick. Our conversation was both insightful and motivating. Learning from those who have built years of experience in this business is truly invaluable, and it reminds me how important it is to surround yourself with people who can challenge and inspire you.

Real estate is not only about the homes we sell, but also about the relationships we build. At the end of the day, it really is all about who you know, and I’m fortunate to know both Amy and Rick. Their success and perspective are a reminder of what’s possible in this industry, and I’m grateful to call them friends as well as inspirations.
