One property. Two leasing models. Three audiences. One website had to make it all make sense.

626 On the Park serves young professionals, families, and students, with conventional full-unit leasing alongside furnished suites leased by the bedroom.

That creates a real digital challenge.

If renters have to decode pricing, floor plans, or leasing options before they can picture themselves living there, friction wins.

Threshold built the website around the decision point: the floor plan experience.

The result:
⭕ 47,859 new website users
⭕ 1,659 key events
⭕ 1,068 guest cards
⭕ 215 account creations
⭕ 159 completed applications
⭕ 75% mobile-first audience

The six most-viewed floor plans generated more than 3,000 views, with both conventional and per-bed options reaching the top five. That is exactly what smart segmentation should do: help different audiences find the right product without making them sort through the wrong one.

The takeaway: When the leasing model is complex, the website experience should become simpler, not more complicated.

See how Threshold brought the strategy to life in the full 626 On the Park case study.

Got a property with a complicated pricing structure, audience mix, or lease-up story? Let’s make the digital experience easier to understand and easier to act on.

For Texla Housing Partners, better analytics helped turn market complexity into a competitive advantage.

We’re proud to partner with teams like Texla that understand the value of using data to make smarter marketing decisions, identify opportunities, and compete more effectively.

As Roger Phillips, CEO/Principal of Texla Housing Partners, shared, Threshold’s analytics have helped give their team an edge in an increasingly competitive market.

That’s what the right data should do: not just tell you what happened, but help you decide what to do next.

Thank you, Roger and the Texla team, for the trust and partnership.

Before you raise your retargeting budget, look at what happens after someone raises their hand.

A tour booking and a general inquiry aren't the same signal. Most follow-up treats them like they are.

Run one pilot: pick a meaningful action, log it with permissions in your CRM, answer that person's next question, and measure to signed lease or funded account. Hold a control group on your current follow-up and compare.

Cookieless retargeting doesn't just need an audience. It needs a reason to reconnect.

Your next student resident is skimming. Make the important stuff impossible to miss. 👀

Build your website for that first scan:
📍 Show where you are relative to campus.
💰 Make pricing easy to find and explain what it includes.
🏠 Put floor plans and availability within easy reach.
📲 Make “Schedule a Tour” easy to spot and tap.
🤸Turn long amenity paragraphs into short, useful highlights.
💪Keep the details accessible for students ready to dig deeper.

Try this: Open your homepage on your phone. Can you find the cost, location, and next step without hunting?

Save this checklist for your next website review.
Want help putting it into practice? DM Threshold to discuss your student housing website.

At Threshold, our A-Game Values guide how we show up, support one another, serve our clients, solve problems, and take ownership of our work.

During our annual in-person event, we recognized the THeam members who transformed those values into meaningful action throughout the year.

These winners lived and breathed our values through:
⭕ The standards they upheld
⭕ The challenges they embraced
⭕ The decisions they made
⭕ The people they supported
⭕ The impact they created

The awards celebrate individual contributions, but this moment represents something even bigger: a culture built through consistent behavior, not corporate statements.

Congratulations to our 2026 winners. Thank you for showing us what it means to put our values into practice and raise the standard for the entire THeam.

Help us celebrate these outstanding THeam members in the comments! 🏆👏

Burnout is not a marketing strategy.

If your team is constantly switching between campaign launches, content requests, reporting, paid media, SEO, and urgent revisions, there is little time left to improve performance.

That is where the right agency partner can help.

Threshold works alongside your internal team to provide the strategy, specialized expertise, and ex*****on support needed to keep priorities moving.

You maintain visibility and direction. We help reduce the workload, close capability gaps, and turn plans into measurable action.

Marketing should create momentum for your business, not exhaustion for your team.

Need more capacity without adding more complexity? Let’s talk.

Chosen by the people who see the work up close.

During TEE 2026, Threshold’s annual The Everyone Event in the Texas Hill Country, we proudly named Heather Ford, Director of Creative Services, the winner of The Sammy Awards: Employee of the Year. 🏆

This recognition carries the voice of the entire THeam. The winner was selected through a 100% anonymous vote based on contributions over the past year, with teammates sharing the reasons behind every nomination.

Heather’s impact reaches across Threshold.

As our longest-tenured THeam member, she leads our creative practice at the intersection of strategy, design, and technical web development. Her eye for quality makes our work sharper. Her questions make our ideas stronger. Her steady leadership gives teammates the confidence and support to do their best work.

Throughout the year, Heather has continued to turn bold ideas into practical, repeatable solutions while protecting the creative standard our clients trust. She also helped bring the TEE 2026 experience to life, making this recognition especially meaningful.

The Employee of the Year tradition has been part of TEE since 2018. Heather now adds her name to that history.

Congratulations, Heather. Your THeam sees the care, curiosity, creativity, and leadership you bring every day. This honor reflects the difference you make across Threshold.

Help us celebrate Heather in the comments! 🎉

Hot take: complexity is not a marketing strategy.

Marketing teams have access to more technology, data, channels, attribution models, automation, and dashboards than ever.

Yet many organizations still struggle to answer a basic question:
What is actually driving business performance?

We love marketing at Threshold.
We just do not love unnecessary complexity.

A strong marketing system should create clarity around:
→ The business outcome
→ The audience and buying journey
→ The role of each channel
→ The conversion points that matter
→ The metrics that influence decisions
→ The next optimization opportunity

If adding another platform, campaign, report, or process makes those answers harder to see, it may not be progress.

Sometimes better marketing means adding something.
Sometimes it means removing three things.

The goal is not the most sophisticated-looking marketing ecosystem.
The goal is a system your team can understand, optimize, and connect to revenue.

Complexity can look impressive.
Clarity performs.
