Umm. Don't panic...but if you’re thinking of selling FSBO, you may be giving buyers a Black Friday Deal on your home. Here’s why:

The average FSBO home sold for $260,000 in 2020.
The average agent-assisted home sold for $318,000 in 2020.

That’s a difference of $58,000, folks! Factor in agent commissions ($19K), and you still have a difference of $40,000 when you use the professional services of an agent.

(Not to mention agent homes sold on average 20 days faster than FSBO listings that were forced to renew on the MLS.)

The Black Friday takeaway? If you’re thinking of selling, don’t leave thousands on the table that should be in your pocket.

• An electrical system void of short-circuiting and outdated wiring.
• Pipes and plumbing operate sans leaks, clogs, and drips.
• An HVAC humming along just as it should.

Have you ever wondered what fees buyers pay besides a down payment? Well, here’s a starting point and estimated costs:

• Earnest money - 1-2% of the sale price.
• Closing costs - 3-6% of the home’s value
• Mortgage origination - 0.5-1% of the loan amount
• Appraisal and home inspection fee - $300-500 each
• Credit check - $20-30
• Title search - $75-200
• Title insurance - 0.5-1% of the sale price.

Seems like ages ago that you made that very first call to your agent. It’s been a whirlwind, but now, you’re in!

Well, okay, technically, you’re in. That kick-up-your-feet feeling? That’s still a few dozen boxes away.

To keep you focused and motivated amid the cardboard chaos, here’s a checklist for after the big move. Cross these off one by one, and you’ll be kicking back in no time!

1. Call the utility companies to get everything up and running in your name.
2. Do a slow walkthrough taking notes and photos of any tasks, repairs, or cleaning you need to do.
3. Keep a running list of items you need from the store.
4. Change the locks on the exterior doors and reset any remote access codes.
5. Set up the bedrooms first and unpack the kitchen second. Dinner tonight? Takeout. 100% takeout.
6. Introduce your four-legged friend to their new world. Walk the boundaries of your property, and be patient with his exploring.
7. Change your address at the post office and order “I’ve moved” cards to let your family and friends know your new address.
8. Meet the neighbors and ask for referrals for any service providers you need. Be sure to ask about social media groups related to the neighborhood.

The first few days after move-in day are so exciting…and exhausting. Don’t worry — it’s only temporary!
