In the latest April 2023 Central Texas Housing Market Report released by the Austin Board of REALTORS®, it is evident that the Austin-Round Rock housing market is diverging from national trends and maintaining a state of balance. 🏡 📊 While the National Association of REALTORS® reported a significant nationwide decline of 22.7% in home sales during March 2023, Central Texas experienced a comparatively smaller decrease of 14%, underscoring the region's impressive economic resilience.

Last month, the housing inventory in the Austin-Round Rock area witnessed a notable increase of 2.4 months, reaching a total of 3.2 months of inventory. Homes spent an average of 71 days on the market, marking an increase of 53 days when compared to April 2022. Concurrently, the median home price experienced a decline of 15.1%, resting at $466,705. Residential home sales also saw a year-over-year decline of 18.8%, amounting to 2,611 closed sales, while the sales dollar volume plummeted by 29.3% to $1,545,088,361. The number of new listings decreased by 10.6% compared to the previous year, resulting in a total of 4,115 listings, while pending sales demonstrated a slight increase of 0.2%, with 3,267 transactions.

A historic Fredericksburg property is being transformed into a getaway destination. 😍

The Menagerie is located at 302 West Travis Street in Fredericksburg, just blocks from the historic downtown Main Street and has been undergoing renovations that are expected to be completed by the summer.

The original mansion was built in the early 1900s as the private residence for Fredericksburg’s first mayor, and was heavily influenced by Queen Anne Victorian-style design.

The new owners, Nicole and Ramzi AlRashid, wanted to keep the historic features in mind when choosing a design team to renovate the home, which led them to Austin-based land design studio Twistleaf and interior designer Sarah Stacey.

Paddle for Puppies is this Sunday, May 7th. 🌅 🐶 Paddle for Puppies is a yearly fundraiser event that supports Austin Pets Alive! Each year, participants get into kayaks, canoes, or stand-up paddleboards (SUPs) at Rowing Dock and paddle together down Lady Bird Lake. The event's proceeds are devoted to rescuing puppies in the Parvo ICU Program at Austin Pets Alive! 🐾 ❤️

Apart from all of the funds that go to benefit Austin Pets Alive!’s Parvo Puppy Program, all participants will also receive a Paddle for Puppies t-shirt with registration.
