Congratulations to my clients on going under contract on this new DR Horton home. Don't let the interest rates keep you from moving forward on a home. Look - I get it - there are a lot of things to remember and be wary of when preparing for the home and going through the process but that’s what I’m here to do which is help you remember and know all the things! Let’s chat about what you should be watching for even prior to getting a mortgage:

Hold off on opening new accounts: Let’s pause that thought for now! Lenders pull a lot of your information and approval based on a debt-to-income (DTI) score. If you open a new account guess what takes a hit… your DTI! Be aware and be careful of opening anything new.

Resist closing existing accounts: If you already have an account where you’re consistently paying on time with a low balance - don’t drop it quite yet. This shows consistency but also closing certain accounts could fluctuate with your credit score and history.

Don’t forget to pay your bills on time: Pay them!! Lenders will see your payment history and they don’t want to give a large sum of money to someone who doesn’t pay their bills on time or forget. Enroll in automatic payments and make sure they’re paid on time.

Be wary of employment changes: Your lender wants to see that you have a job and can hold a job! It’s also important to chat with your lender if you expect to be changing career paths so that you can prepare for the difference of what you’re being paid and they can account for that job and not your previous one. Most of the time a letter from the new employer will suffice but sometimes they need more detail. Communication is always key!
