Our buyers wanted a one-story, lower-maintenance home with trees/greenbelt to downsize into. Unfortunately this home went under contract in 1 day before they could come see it, so they were very disappointed. We reached out to the listing agent to notify us if the current contract looked shaky for any reason. Fortunately the following week we got the call that the home would be coming back on the market! Our buyers quickly came to town and made a full-price, cash offer. The property received multiple offers, so they took our advice and strategies for winning a multiple-offers situation and got the home under contract! Sometimes the second time's the charm, and we're thrilled for them!!

If you own real estate in Texas, pay attention to the "Notice of Assessed Value" you receive from your County Appraisal District each spring. If you feel your property's valuation is too high, make sure you file a protest by May 15th! This is especially important since market conditions and property values have fluctuated in recent years!
