Catching small design details early saves real money in construction.

At our Drowsy Willow multi-family project in Austin, we noticed a mismatch between the architectural ceiling plans and the mechanical drawings. The ductwork layout was set to punch straight through a fire-rated ceiling assembly.

Penetrating fire assemblies triggers extra requirements like fire dampers, specialized fire caulking, and added labor costs.

Instead, we worked with our framing crew to drop a section of hallway ceiling from 9ft to 8ft. This created a fur down cavity to route the HVAC ductwork safely without touching the fire-rated ceiling.

By catching this early, we protected the building’s fire safety, eliminated extra scope, and kept our contract budget right on target.

Throwback to the 7 Brew building drop in Conroe, Texas.

The stand was built off site and delivered as a modular unit. While it was being assembled, our team was getting the site ready. When the truck arrived, a crane lifted the building into place.

The location has been serving the city Conroe Texas and we’re proud of the Citadel team that helped bring it to life.

We are currently in a major time crunch, but we never let the pressure compromise our quality. When we realized we could not drop the slab on this fix, the team immediately shifted focus to ensure our drainage would remain completely unaffected.

Instead of walking away, keeping the crew on-site late today to raise it up 4 inches and finish the job right.

Then the drop happens. The building comes prefabricated and gets set on the pad in a single day. Always on a Wednesday. The moment it lands, trades are already moving inside : electrical, plumbing, canopy. No waiting. No downtime.

Framing is officially underway on 7 out of 10 buildings at Willows Crossing, our multifamily development in South Austin, Texas.

Spanning a 3-acre site, this stick-built project will feature 38 units, blending modern townhomes and fourplexes.

Our team is currently on-site working through the framing phases, checking ceiling heights, verifying rough openings, and ensuring everything is perfectly uniform before advancing to the next levels.

We are moving full steam ahead toward our January 2028 target completion.
