Austin’s housing market continued to cool in March, with median home prices dropping to $426,220, the lowest level we’ve seen in years. After a long stretch of price growth, the market is creating more opportunity for buyers to step in with confidence.
Zooming out, first quarter median prices came in at $415,300, down 3.4% year over year. At the same time, inventory is climbing, giving buyers more options and more leverage in today’s market.
For sellers, the strategy matters more than ever. Homes are still selling, but pricing correctly and showing well is what separates the ones that move from the ones that sit.
Right now, the sweet spot of the market is right around that median price point… and there are some strong options out there.
