The latest stats for January 2024 are in:

*Median Price down 4.4% YOY to $430k
*Closed Sales up 4.3% to 1,667 homes
*Average DOM still hanging around 90 days
*There are close to 8K current Actives

Overall pricing seems to have found the bottom and has been holding steady the last few months. It is early in the season, however if the Fed does indeed lower rates we should see mortgage rates follow. With lower rates expected this should be a busy Spring.

We have multiple Buyers and Sellers holding out for lower rates and the traditionally busier Spring Time...Stay Tuned!!
