Happy Belated Thanksgiving. It's Time For Seconds!

We're excited to let y'all know there's always room for seconds in Austin, Texas. If you are seeking a first time restaurant, cafe, or bar space we have the leftovers. Come take a peek in our kitchen fridge, garage fridge, and even the deep freeze! Second gen space is available in Austin and we keep a nice organized list of what has been consumed and what is a fresh addition.

Hit us up if you'd like to get a look at the post it notes on our fridge (that means get on our email update list we send out as a space hits). Get off the couch. It's time for seconds.

Pictured is Standard Proof Whiskey Co. In this case example we worked for the tenant originally in 2022 and found this second gen space. They asked us two months ago to help them out of their lease. A space that we marketed second gen available and assigned the lease in 6 weeks. Quick work considering the average time on market is more than double that. We often are on the other side of the deal working for a few great clients finding second gen.

Everyone thinks office spaces are vacant! Week to week dealing with company founders and managers are finding it a great time to renew. Seamless renewals happen every day. I often hear about growth. The question is what's our post-covid square footage? Time for space planning pros and creative real estate moves. The timing of the renewal date allows company execs to plan for something different. We are After three years or five years and for the client to continue our relationship is invigorating! Cheers to these clients. Thanks for allowing us to continue to assist and be creative in this post covide space planning atmosphere! ;)

Site Selection Monday: always beginning the week finding space for our clients and updating them.

This particular client has asked for a list of the tallest industrial buildings to pursue. When selecting this is surprisingly not always our clients top 3. It is often for very large logistics tenants/users and many manufacturers have machines needing height. Our client moves product and lots of it. We suggested bringing a planner to assist this organization in saving space by using more of it! Go up, get organized, and allow our team to save you costs on rent per foot.

Giving Props!

At 7001 Burnet, the building owner brought ideas and the brokers he worked with at ECR produced results across the board. Plus, Mama Betty’s and their wine bar concept, Foxtail Lounge next door are sure to bring in the community. Together they’ve delivered a 100% full office building in 2025! Not an easy task. Office tenant’s Industrious, Flo Recruit, and UpShop.

Beyond that, who else enjoys picking up real newspapers still? In weekly traditions, this one ranks pretty high around here. Dig reading this paper. Good work ABJ.

Inform, Educate and Connecting full circle with this post; a salute to a great project we have some serious respect for and enjoy sharing the behind the scenes story. Often times, we find ourselves only sharing these in the car with clients on tours.

Really diving into this site's past you'll find Siete Family of Foods originally officed here out of a small former residence. Do you remember their impressive painted cedar picket fence along the road? When they decided to move their HQ and purchase 3804 Woodbury Dr and move-in, they did so with a limited partner, David Kahn. That project has one of my favorite brewpubs in town, Nomadic Beerworks (full disclosue I'm part owner and helped them find and build the brewery space). Once Siete left 7001 Burnet he decided to develop a 100,000 sf office/retail project. Let's fast forward to this recent ABJ article.

In this success story of the developed building, we did not rep any of the tenants but have strong connections with the restaurant operator, the building owner and listing brokers. It's our knowledge and inside stories we love sharing. We've toured it with groups and still have hopes to help with the remaining retail spot by bringing a client.
