The latest housing and rental numbers show a market that continues to become more balanced—creating opportunities for investors, landlords, and tenants alike.
🏡 For Investors & Landlords
The rental market remains healthy, with median rents at $2,150 and months of inventory holding at just 1.8 months. While rents dipped slightly (2.1%), demand remains strong, as evidenced by a 4.3% increase in pending leases.
That said, renters are taking a bit longer to make decisions, with average days on market rising to 43 days. Strategic pricing, strong marketing, and proactive property management are becoming increasingly important in today's market.
💰 For Buyers & Real Estate Investors
The sales market continues to stabilize. The median sales price increased to $440,000, while closed sales rose 3.4% and pending sales jumped 14.3%. At the same time, both new listings and active listings declined, suggesting buyers are continuing to absorb available inventory.
With 4.7 months of inventory, today's market offers more balance and negotiating opportunities than we've seen in recent years.
🔑 For Tenants
Rent growth has largely leveled off, and properties are staying available slightly longer. This gives renters more time to compare options and, in some cases, negotiate lease terms or incentives.
