๐ก In April, home sales across the Austin-Round Rock-San Marcos MSA increased slightly year-over-year to 2,648 units, bringing the total months of inventory for the region to 4.7, according to the Austin Board of Realtors Central Texas Housing Report. Note that pending sales are up year-over-year by 15.4%.

Austin Texas has 1 million residents for the first time, slips to 12th-largest city in United States. As a metro, the Austin-Round Rock-San Marcos area has roughly 2.61 million residents, making it the 25th-largest metropolitan area in the nation, according to Census Bureau data.

๐ธ April Austin real estate market statistics for single-family homes broken down by zip code, brought to us by Heritage Title.
๐ก Month over month, April sales were up compared to March (687 vs. 633) in the zip codes presented.
๐๏ธ The highest number of average days to sell among the zip codes listed was 153 days in 78701, Downtown Austin. This is normal given the point.
๐ The lowest average days to sell was 14 days in 78739, the Circle C/Rim Rock area of Southwest Austin.
โฌ๏ธ Active listings were down slightly in April compared to the previous month (2,853 vs. 2,895).
โฌ๏ธ New listings were up again in April (1,345 vs. 1,316 in March).
๐ฐ Most zip codes continued to see steady activity. The zip code with the most sales (56) was once again 78738, the Lakeway/Bee Cave area, continuing its strong spring momentum.
๐ค My thoughts?
The spring market continues to build, but not evenly across Austin. Inventory stayed relatively flat overall while new listings climbed again, giving buyers more fresh options without dramatically increasing total supply. West and Southwest Austin continue to dominate transaction volume, while some central Austin zip codes are still moving at a noticeably slower pace.
