This is an SF-3 yard water retention pond, holding water from the home’s drive and roof. It's 8" deep in the middle and soaks down in a day. It was built back when the City’s Watershed Dept recommended rain gardens to help our neighborhood’s localized flooding. The goal is to prevent all this water from immediately running onto the property downhill, which has a long history of localized flooding. The homeowners had mechanical de-plugging and top dressings added to improve permeability. This property has a proposed R4 zoning, with which the owners could concrete over this and 20' of wild woods (no heritage trees) behind the fence, per the increased impervious cover allotment. We’ve been promised by most of Council that this will NOT contribute to that downhill property’s localized flooding, even if our whole block adds their new 22% additional impervious cover. Remember this promise and who promised it in 10 years.
