Exciting Progress on Seawillow Ranch! 🏡🚀

As many of you know, earlier this summer we got approval for our Seawillow Ranch project in Lockhart. After 18 months of hard work and collaboration, we’re thrilled to move forward with this incredible development: 2,600 homes, over 40 acres of commercial space, abundant parkland, and two schools. And the first phase is set to break ground next year!

Sharing a couple insights from our CEO, Tom Staub, on the current trends in the real estate development market. Here's what he had to say:

Big PE funds typically prefer big writing big checks, typically $40M+...

This requirement narrows down the field to a few asset classes: mainly institutional industrial, multifamily, and towers. 🏗️ 🏭🏢

So, here’s the core challenge:
🔹This trend leaves traditional land deals, often in the $10M to $20M range, struggling to catch the eye of institutional investors.
🔹 This creates a gap in the market – a disconnect between available capital and suitable projects.
🔹 This creates a gap in the upcoming available lot supply and with it continues what will be the biggest hurdle for home supply… land.

Austin’s CRE Dilemma: What's Your Take? 🤔💬

THE DARK SIDE:
🔹Austin’s are at an alarming 24-25%, far beyond the break-even threshold of 7-8% and oddly enough, some of the healthiest in the USA! 📉
🔹Escalating insurance, repair, and retrofit costs are intensifying the challenge make use of these assets
🔹30-35% of the future workforce will remain remote, the existing vacancy gap is threefold what’s necessary to break even and likely not to come back down for some time. How do we bridge this?

THE POTENTIAL BRIGHT SIDE:
🔸Distressed funds are lined up, signaling readiness for action to acquire A class assets at distressed pricing. Sharks are circling for distressed deals. 🦈🦈🦈
🔸Wall Street’s funds might be the lifeline for Multi-Family real estate needs. 🏢
🔸With some markets projected to take 12-15 years to rebound, such as San Francisco, patient capital could find valuable long-term assets to add to the portfolio

It’s exciting to see the continued growth that’s happening in Lockhart. It’s been exponential over the past 36 months. As I said before, Lockhart is an excellent option for people who want to live in a smaller town but still have access to all the amenities of a big city being just 25-30 minutes from Austin.

Additional hospitality like this hotel development will not only be a much-needed boost to tourism and commerce in the area — it also signals the continued growth and expansion of Lockhart and Caldwell County as it plans for an incredible future. Red Oak is excited to be part of it.
