With a list price of $50M, the Legacy of Lake Austin is the most valuable offering on record in the Austin area. This 4 residence compound contains 10,505 square feet of living space, 9 bedrooms and 11 full baths, and includes 212 feet of water front access.
This does not help address the housing affordability issue in Austin. 😊

While currently ranked 40th in the nation, Austin is the highest ranked city in Texas. After Texas in order is San Antonio ( #103), Dallas-Fort Worth ( #113) and Houston ( #140). Do you rank these Texas cities in the same order?

The Consumer Price Index (CPI), which is the most commonly used metric to gauge inflation, is trending down following the Federal Reserve's aggressive interest rate hikes. Given the rising interest rates, mortgage lenders are trying to stay busy with interest rate buy-down programs and sellers are offering concessions. I recently helped a client obtain a 2-year buy-down with seller concessions. The 30-year fixed rate mortgage has hovered in the 6.0% to 7.0% range for about two months now. Is the inventory wave cresting? The inventory in the Austin / Round Rock metropolitan area has increased 500% since the beginning of this year's historic lows. With interest rates still on the climb sellers are pulling back. Despite the market slow down home prices still eked out a slight increase year over year.
