AFTER Renovation: New exterior paint, new interior paint, new flooring, granite kitchen countertops, new cabinets, new bathroom, new fixtures, no more broken doors and windows, new HVAC system, etc. This was a full cosmetic renovation. The tenants were very grateful when they saw the final result.

It was a challenging first project, but it was well worth it in the end!

BEFORE Renovation: This was my first project! The house was purchased off-market back in May. It’s a little under 1000 sqft and needed mainly a cosmetic renovation. As you can see, the flooring is cheap and worn-down. The walls needed repair and paint. The kitchen and bathroom needed to be completely redone. The HVAC system needed to be completely replaced, including ductwork. Exterior needed touch-up paint. There were also minor plumbing and electrical updates needed. Perhaps craziest of all, there were some shattered windows and the back doors were broken from an attempted break-in 10 years ago!

The property had been occupied by a sweet family who have been living there for over 25 years. I assured them I wouldn’t remove them as tenants. But the renovation still needed to happen. It was a big logistical challenge to temporarily remove them from the house, get contractors in there, and complete the project on-time - all in the middle of a pandemic. It was an extremely tight timeline but we got it done in about 4 weeks. I would not recommend doing a tenant-occupied rehab, but the end result in this case was worth it.
