Closed in Georgetown $200,000 over the asking price. Could I have listed it higher? Sure. Would we have netted as much money if I did? I don't believe so. It was a 3 bedroom when all other comps were 4 beds. We had a $1mil cash offer($100k over asking) we turned down and had to trust a better one was coming. We were nervous letting it go, but with the showings we were getting and strong feedback I am so thankful we held strong and netted $100,000 more. Thats a ton of money! Just remember as you all get letters in the mail about buyers interested in your home. YOU WILL NET MORE BY LISTING WITH A KNOWLEDGABLE REALTOR. Like......alot more.

Closed a new one today! Went under contract to build this one in Dripping Springs about 10 months ago. We closed in the mid $500's after a ton of upgrades. If this thing hit the market today it would easily sell at $700k.

Also, yesterday(the day before closing) I get a call that my client is going into labor but they still want to close! Ended up she was sent home from the hospital and not ready yet but it was a wild scramble to get a mobile notary to head to their room to sign docs! That one was a first.

In other news, I've never been a pants with sandals kinda guy but I must say that the idea of shoes today just didn't feel right.
