My extremely patient buyers had been under contract since January, but the long escrow period was worth it!
This is my first time working with a VA Loan Assumption, where the sellers were willing to part with their VA entitlement to give my (non-VA) buyers a 2.875% interest rate. An opportunity that hasnāt existed in 5 years and probably wonāt again in our lifetime!
The house so cool, has incredible views, back deck, and wrap around porches. Even has a bomb shelter!

5 years. 5 freaking years.
87% of real estate agents drop out within the first 5 years. This is not a career for the weak.
I moved to Austin knowing basically nobody, and not knowing the area in the slightest, it was definitely scary watching nearly all my savings deplete in 3 months. I considered quitting at least 10 times since 2020, interviewed until the final round for another career in my first year, and worked 4 side gigs. But the friendships Iāve made with my colleagues, teammates, coaches, mentors, and clients, and encouragement from my family and friends, and strangers who I only know on social media, has assured me Iām on the right path.
Thereās no steady paycheck, itās feast or famine. With the support of 217 clients/families/investors, Iāve made it through the toughest part. The fact that 217 (and by the end of this month, 223) people have trusted me to help them get into or exit from their home/investment is so special to me, and itās been incredible how many Iāve gotten to work with 2, 3, even 5 times!
Getting to do 3 of my own flips and purchase my own house was just icing on the cake.
I bust my butt for these clients. The amount of landscaping, painting, home repairs, cleaning, advising, counseling, stressing, cheering, crying, and ass-kissing Iāve had to do to get deals across the table and homes on the marketā¦
I do it because I care about these people who put their trust in me. Thank you.

Another from last week: Proud of my client Jackson and his dog, Cowboy, on the purchase of their first home! He found an awesome bachelor pad on E 6th with a patio overlooking 6th St, I-35, and close views of Downtown. The condo even appraised for almost $50k over the purchase price, which is a huge win to walk into about 15% of free equity!

Talk about some brave buyers here: not only did they decide to move from NC to TX, but they said āletās just go ahead and buy,ā and bought the house sight-unseen (after several FaceTimes and videos), and even moved here having NEVER visited the Austin metro area at all!
Theyāre a veteran family, maybe that inspired their bravery in real estate! Aside from that - we knocked out an incredible deal where they not only had to bring $0 to closing, they even got all their earnest money back!
Even the family dog, Arlo, showed up for closing š
