Every client is more than a transaction. 💛
I’ve known this buyer for nearly a decade, but it wasn’t until we started this search together that I really got to know them. A family with deep roots, a big heart, and a vision for what home could look like.
They needed space to grow into. And they found it on 4 acres in Leander.
We saw other properties that could have worked. But this one had something special. Even when the sellers made things hard, we kept coming back to it. That pull meant something, and I’m so glad we listened.
We got them the home they loved and negotiated money for repairs on top.
This is why I do this work. Not just to close deals, but to be part of the moments that actually matter.
If someone in your world is ready to find their something special, I’d love to help. 🤍

There’s a moment in this home when it clicks.
The ceilings open up. The kitchen flows into the living room. The backyard already has a pergola and garden beds someone loved into existence. And the community pool is literally 50 yards away.

Some of you are trying to skip steps.
Your first home doesn’t need to be perfect.
It needs to be a stepping stone.
The goal isn’t dream home.
The goal is ownership → leverage → options.
That’s how wealth is built in Austin.
If you’re ready to get in the game, let’s talk.

Some days it feels strange to post about real estate when the news cycle is… a lot.
AI. Politics. Deceit. Global everything.
But here’s the truth:
People are still trying to create something steady in the middle of the noise and chaos.
So I keep showing up. Even when the world feels loud.
This is where buyers get tempted to push too far.
The numbers made sense.
The sellers were cooperating.
And one more ask could’ve undone all of it.
Negotiation isn’t about winning every line item,
it’s about getting a great deal without blowing it up.
I’ll explain exactly how “one more thing” almost killed this deal next.
This was the perfect opportunity to hop on this trend! I can write a book on all the fun showings and experiences I have through real estate. Today we got locked out, hopped a fence, almost got scared away from neighbors shooting guns, saw a cemetery, a bunker and yes all on the same property!
Some big decisions take time and patience for the right thing to come along. And this time, patience paid off! This home was listed at $750,000 and we closed at $722,500. For 4 bedrooms in 78702 and just over 2300 sqft. A third floor guest suite with its own den and balcony. It really would be quite hard to beat!
What a real estate transaction looks like- plus a few more ups and downs! Celebrating a closing this week made this post necessary. We’re not just celebrating the closing day, but all the struggles and winds in between. If you know you know!
Home Buyers hear the word mold and immediately think, “We’re done.”
But not all mold is equal and not every inspection item is a dealbreaker.
This is where calm strategy beats panic.
