Here's what the Austin market is telling us this spring:
Buyers are coming back off from the sidelines and have more inventory to choose from than in recent years.
Sellers are seeing that demand improve, but pricing it correctly is key.
Pending contracts surged nearly 12% last month, which is the strongest we've seen in months. Closed sales are up too as prices have softened slightly from last year, but the trend is flatenning.
So think stabilization, not continued decline. A stable, active market with real opportunity on both sides.

What does 2026 look like for Austin Real Estate?
To put it simply, Affordability is the name of the game.
Home pricing has remained relatively flat for the past 3 years as the market cooled and leveled out from the post-pandemic highs
- Sellers: Demand is stable, but very price-sensitive. You must launch as "the shiny penny"--perfect condition and sharp price-- to stand out against the 2025 leftover listings. If you are pricing with "wiggle room", you are likely pricing yourself out of consideration as buyers demand concessions.
- Buyers: Be prepared for competition on the "best" houses-- i.e. priced right, in great condition-- as those will move fast. You will have power to negotiate on those listings that are lingering
If interest rates remain stable, combined with incomes rising faster than home prices, then Affordability improves.

Realtor.com says mid October is the "Best Time to Buy" as it's the sweet spot for home shoppers because of higher inventory, less competition, and lower prices.
In Austin, this year has seen the highest inventory available since before Covid, which means buyers have choices and negotiating power.
But the best houses that are well maintained and priced right, are going fast, even getting multiple offers!
