Super late post for the first house I sold in 2026!! The seller came by referral and interviewed SEVEN agents lol. I somehow came away with the win and the transaction could not have been smoother 🤝🙏.

Little did I know, that was not a tone-setter for 2026 😂😂😂 Deals seem a little tougher this year, but we are still out here making magic happen ✨!!

📊🏡 Austin Metro market update is here for April 2026! The latest numbers continue to show a more balanced and steady market across the Austin area, giving both buyers and sellers opportunities to make smart moves. With inventory levels sitting around 5+ months, we’re seeing more breathing room compared to the ultra-competitive pace of previous years. 🌟🔑

Home values have remained relatively stable overall, with the average sold price hovering near $585K in the full market and just under $600K for resale homes. Median pricing softened slightly, while days on market increased year-over-year — a sign that buyers are taking a little more time and being more selective. ⏳🏠 That said, well-prepared and properly priced homes are still attracting strong interest and closing successfully.

One of the biggest trends we’re watching is inventory growth paired with steady buyer activity. 📈 New listings continue to hit the market, giving buyers more choices, while total unit sales are actually up compared to this time last year. This is creating a healthier environment overall where negotiations, inspections, and thoughtful decision-making are becoming more common again. 🤝✨

February market stats are in for the Austin metro area, and they give us a helpful snapshot of where things stand as we head into the spring season. 📊🏡 The numbers show a balanced market with inventory sitting around 5–6 months, which means buyers and sellers both have opportunities right now. It’s a very different environment than the ultra-competitive years we saw earlier in the decade.

Home prices have adjusted slightly, with the average sold price around $566K in the resale market and $537K across the broader metro, while median prices are just under $430K and $408K respectively. 📉 This kind of modest adjustment isn’t necessarily a negative—it’s often what helps keep the market healthy and sustainable over time. For buyers, it can create more room to negotiate, and for sellers it means pricing strategy matters more than ever.

We’re also seeing more new listings hitting the market (over 3,300 resale and 4,000+ metro-wide), which is great for buyers who have been waiting for more choices. 🏘️ At the same time, days on market have increased to around 107–111 days, meaning homes are generally taking a little longer to sell than they did during the peak frenzy years. This makes preparation, marketing, and strong representation even more important.
